Two sites of the same acreage can come back with quotes that differ by thousands. That surprises people until they walk the ground. A quote reflects surveyor time, safety controls, data complexity and ecological risk, not just the number of trees. A 2 hectare paddock with 30 open-grown oaks is a different job from 2 hectares of dense hazel coppice on a 1 in 5 slope with a badger sett in the corner. What a standard tree survey quote usually assumes

A typical BS5837 quote assumes level or gently sloping ground, clear pedestrian or vehicle access, individual trees with visible stems and canopies, straightforward positioning from a known boundary, and no dense undergrowth or protected species complications. How slope increases field time, safety requirements and positioning complexity

On a 1 in 4 gradient, a surveyor covers perhaps half the ground in a day compared with level terrain. Add uneven ground, retaining walls, loose spoil and restricted access, and you need a written risk assessment before anyone steps on site. Positioning is the bigger cost. A handheld GPS gives you 3 to 5 metre accuracy, which is fine for a rough constraints plan but not for plotting root protection areas against a proposed foundation. On slope, accurate tree positions and levels usually mean integrating a topographical survey or running extra quality checks, and that is desk and coordination time.

How woodland density changes the survey scope from individual trees to groups

Woodland is not a lot of individual trees. It is groups, and groups are recorded differently. High stem counts, canopy closure, undergrowth, regrowth and limited visibility all slow the work. You cannot see the stems for the bramble, so you cut access. You cannot categorise a group without walking its edge and interior. Woodland surveys often need an ecological walkover, seasonal timing and a more complex constraints plan. A 0.5 hectare woodland block can take longer than 40 open-grown trees.

Ecological and protected species checks that can add to the cost

Wooded and sloping sites trigger more ecological risk. Bat roost potential in mature standards, nesting birds in dense scrub, dormouse in connected hedgerow and hazel, badger setts in banks, and invasive species such as Japanese knotweed on disturbed ground. Each one can require a separate survey or a seasonal window.

Disturbing a bat roost, an active bird nest or a dormouse nest is a criminal offence, and a survey that misses it can stall your planning application for a full season.

The hidden office costs: mapping, reporting and planning support

Site time is only part of the fee. Sloping and wooded sites generate more data and more complex drawings. CAD and GIS work, tree constraints plans, shading and root protection area modelling, impact assessments and revisions for planning all sit in the office. A simple site might produce one constraints plan. A wooded slope might produce three revisions before the case officer is satisfied. That desk time is real and it is priced.

When extra visits, equipment or specialist access are needed

Some sites need drone or climbing surveys, all-terrain access, topographical survey coordination, or seasonal leaf-on and leaf-off visits. Permissions for wooded or steep land can add delay. Multiple mobilisations and specialist subcontractors are legitimate cost drivers, not padding. If your site needs two visits six months apart, the quote will say so.

Without accurate levels, root protection areas can be plotted in the wrong place, and that is a common reason tree constraints plans get rejected at validation. If you already have a topo, send it.
